0. STRATEGIC DEFINITION
assessing all proposed project, property, site, statutory parameters, potential, budget, stakeholders, requirements, goals or business case and other considerations
you may be at this early stage or somewhere in it, or still looking for a project site, or piece of land that would be suitable | you may be a little further along | perhaps you only need early stage guidance like determining your goals or business case

1. PREPARATION | BRIEFING
professionally prepared project brief, sustainability, outcomes, concept, spatial planning, feasibility, budget planning, planning advice, initial project management plan | client-side coordination of site information, surveys, pre-construction information
by the end of this stage, the client or stakeholders will have a documented outcome of fundamental project parameters and of the targeted result, that will bring about the project that meets those requirements | depending on scale of the project, and location, I may get involved with high-level concept design in this and part of the next stage, until roles and responsibilities with other consultants are clearly defined

2. CONCEPT DESIGN
project costs, project management plan review | stakeholder-side, client-side coordination of contracting professionals | stakeholder-side, client-side oversight of architectural concept design, strategic engineering, design and technical programme [program], statutory applications and compliance
at this stage, the project plan becomes a visual reality in terms of planning, programming, with design and technical outcomes created and delivered by professional consultants | consulting sectors supported by effective coordination and oversight to ensure effective progress

3. SPATIAL COORDINATION
project costs, project management plan review, stakeholder or client engagement | stakeholder-side, client-side coordination of change control management, other statutory and compliance, design review | stakeholder-side, client-side oversight of design and technical programme and deliverables, architectural and engineering specialist design, statutory applications
ongoing development revision and refinement of professional consultant outcomes, continues through the stages moving towards addressing statutory approvals alongside design and technical development

4. TECHNICAL DESIGN | DOCUMENTATION
project management plan review, stakeholder or client engagement | stakeholder-side, client-side coordination of technical deliverables and statutory applications, construction procurement routes and methods, construction phase plan, tender negotiation and selection of main contractor, sub-contractors, fabricators
professionals at this stage will have produced detailed technical documentation as a development of previous stages, well beyond technical and statutory approvals, the outcomes of this design detail and specification stage mean you, as the stakeholder or client, are able to enter into construction contracts with the selected tenders to resume your project and, or construction work on site

5. CONSTRUCTION | FABRICATION
stakeholder-side, client-side oversight of construction delivery, site logistics, site queries, building systems information, construction programmes, construction quality, building manual, compliance and commissioning
this is the construction phase where I may continue to represent, or work alongside the client or stakeholders to ensure effective delivery | there are variations of how roles and responsibilities are allocated according to the procurement route, scale and complexity of the project

6. HANDOVER
stakeholder-side, client-side oversight of contract close-out, plan for use strategy, project performance, post-occupancy evaluation
on the other side of the body of construction work there are additional tasks to complete | handover will also include snagging work, and residual administrative matters to close-out the body of project

7. USE
stakeholder-side, client-side coordination and feedback on facilities management, asset management, project sustainability outcomes
the future occupants, asset and facilities managers of the project or building will need to be trained to operate in, and maintain the project or buildings | follow-up is important to refine final matters, make minor changes and understand how everyone impacted the project process and outcomes | knowledge gained is future enrichment
